  Net operating income divided by property value — a measure of unlevered yield.

• NOI

  Net operating income: revenue minus operating expenses, before debt service.

• IRR

  Internal rate of return — the annualized return accounting for timing of cashflows.

• Preferred return

  A minimum return paid to investors before the sponsor shares in profits.
